I went through real estate school all over again, got my Colorado license, and started my life and my business over again. Yet, nine months after moving across country we were married and on our way back to the eastern US. </span></span></span></div>

of red tape and strict guidelines have long surrounded the VA home loan
program. But as awareness grows, more Veteran homebuyers are
discovering how easy it is to use and reuse this lifetime benefit.<br />
For military homebuyers facing frequent relocation, the VA home loan provides surprising flexibility.<br />
<h2>
<strong>Entitlement Basics</strong></h2>
Eligible Veterans have two layers of VA loan entitlement, which is a
set dollar amount the VA guarantees to pay back if you default. Basic
loan entitlement is $36,000, but there’s a bonus or “second tier” of
entitlement worth $70,025 in most parts of the country. The VA loan
provides lenders a 25% guarantee, so that combined $106,025 in
entitlement means qualified buyers can borrow up to $424,100 without
making a down payment. Buyers in high-cost areas may be able to tap into
even more purchasing power.<br />

<strong>Retain a Home and Buy Again</strong></h2>
Second-tier entitlement makes it possible for qualified buyers to
hold two or more active VA home loans at the same time. This scenario is
common among active duty homeowners facing temporary relocation or PCS.
It allows them to keep their first home and buy a primary residence at
their new duty station. The biggest hurdle here is often affordability,
since you'd be on the hook for both monthly mortgage payments. Some
lenders can offset the first mortgage with rental income if you find a
reliable tenant.<br />

<strong>Sell a Home and Reuse the VA Loan</strong></h2>
VA homeowners who sell their home, repay the loan, and dispose of the
property can seek to restore their full VA loan entitlement every time.
Once your entitlement is restored, you're freed up to buy again; you’ll
just need to fill out some paperwork to get the process started. It’s
best to leave a cushion between a sale and a new purchase, but an
experienced lender can help ensure a smooth process if you’re on a tight
schedule. In some cases, VA buyers are even able to arrange for a
simultaneous closing, signing off on the sale of one home the same day
they purchase another.<br />

<strong>Default and Foreclosure</strong></h2>
In the unfortunate event of default or foreclosure on a VA home loan,
things can get a little trickier. Waiting periods and post-foreclosure
lending guidelines are obstacles. But they don't mean the end of the
road in every scenario—even if a part of your entitlement is
compromised.<br />
VA homeowners who default lose whatever entitlement was utilized to
secure the loan, but they may be able to purchase again with another
zero down VA loan, depending in part on how much entitlement is left.
Specialized VA lenders know the ins and outs of entitlement.<br />
The VA loan program has made homeownership accessible to millions of
Veterans and military families. Zero down options coupled with freedom
from private mortgage insurance and prepayment penalties make a VA loan
hard to beat. Finding a lender you can trust is crucial when it comes to
maximizing your VA loan benefit.<br />

right home will meet all your important needs, and as many of your
additional wants as possible. Some questions you might ask yourself

<li>What do I want my home to be close to?</li>
<li>How much space do I need and why?</li>
<li>Which is more critical: location or size?</li>
<li>Would I be interested in a fixer-upper?</li>
<li>How important is home value appreciation?</li>

Once you’ve found a home you love, the next step is making a
compelling offer. While emotions are probably in high gear once you’ve
found a home you love, it’s important to remember that a home is an
investment. Your agent will research similar properties in the
neighborhood to help you determine the market value, and fair price, for
your home. Look to your agent to explain and guide you through the
offer process.<br />
<ul>
<li>The three basic components of your purchase offer are price, terms and contingencies.</li>
<li>Price is the dollar amount you are approved for, willing and able to pay.</li>
<li>Terms cover the other financial and timing factors that will be included in the offer.</li>
<li>Contingencies are clauses that let you out of the deal if the house
has a problem that didn’t exist or which you weren’t aware of when you
went under contract. They specify any event that will need to take place
in order for you to fulfill the contract.</li>

Step 6: Perform Due Diligence</h2>
Just because you love a particular property doesn’t mean that it’s
perfect. In fact, this is where reason has to trump emotion. You’ll need
to have a property inspection (which we highly recommend you attend)
that will expose hidden issues. This way you’ll know what you are
getting into before you sign closing papers.<br />
<ul>
<li>Your main concern is the possibility of structural damage. This can
come from water damage, shifting ground, or poor construction when the
house was built.</li>
<li>Don’t sweat the small stuff. It’s the inspector’s job to mark
everything discovered no matter how large or small. The inspectors
report may be long, but, things that are easily fixed can be overlooked
for the time being.</li>
<li>If you have a big problem show up in your inspection report, you
should bring in a specialist and if the worst-case scenario turns out to
be true, you might want to walk away from the purchase.</li>
<li>Even if your home passes inspection, you’ll still need to buy a home
owner’s insurance policy that protects you against loss or damage to
the property itself and against liability in case someone sustains an
injury while on your property.</li>
</ul>

Step 7: Close</h2>
Once you’ve made your offer and have completed the inspection
process, you’re in the “home” stretch! But, in order to ensure that you
don’t put your closing date, or your mortgage at risk, you have a few
pre-closing responsibilities that you’ll need to be mindful of. These
include:<br />

<li>Staying in control of your credit and finances. If you are tempted
to make any large purchases during this time, it’s best to talk to your
lender first.</li>
<li>Keeping in touch with your agent and lender, returning all phone calls and completing paperwork promptly.</li>
<li>Communicating with your agent at least once or twice a week, and
verifying with your lender that all mortgage funding steps are
completed.</li>
<li>Conducting a final walk-through of the home with your agent.</li>
<li>Confirming with your agent, home insurance professional, and lender
that you have the settlement statement, certified funds, and evidence of
insurance lined up prior to closing.</li>
</ul>

Step 8: Protect Your Investment</h2>
Congratulations, and welcome home! The home-buying process is
complete, but just like any big process, there’s a maintenance plan!
It’s now your responsibility, and in your best financial interest, to
protect your investment for years to come. Performing routine
maintenance on your home’s systems is always more affordable than having
to fix big problems later. Be sure to watch for signs of leaks, damage,
and wear. <br />
And remember, just because the sale is complete, your relationship
with your agent doesn’t need to end! After closing, your agent can still
help you – providing information for your tax returns, finding
contractors and repair services, and even tracking your home’s current

The winter home selling season was crippled by the polar vortex,
especially in the east and northeast, so there’s pent-up demand from

and ready to hit the streets.<br />

This is one of the trickiest and stickiest areas we deal with. The person (or company) ordering the appraisal owns it, and all the information contained in that report. We cannot release any of that information to anyone else - period - without written authorization from the orderer. "But, wait a minute, I paid for the appraisal. And now you're saying you can't even tell me what the final figure is?" That's right. We often get the homeowner who wants the house and the broker who wants the sale calling to see if the property appraised, came in at the value necessary. We absolutely cannot release that information to anyone but the lender, and then the lender can share the appraisal with the client, realtor, etc. </div>

Home warranties can be a great idea for some when selling a home and will make no difference for others when selling a home. Sellers commonly ask and wonder if offering a home warranty to a buyer is worth it. </div>

In most cases, home warranties are a nice bonus to offer to a potential buyer and also a nice marketing tool for a Realtor to use when selling a home, assuming they know how to use the "tool." </div>

Some appraisers don't give any value to a pool. Some appraisers may give $20,000 value for a pool. There are no set amounts for any of these items. </span></div>

This fear can manifest as a variety of challenging behaviors—hiding, whining, scratching, slobbering, or tearing down door frames in a state of panic—and it can get worse with age.</div>

Vets and animal specialists aren’t certain exactly what part of a storm causes dogs the most discomfort – the noise, the flashing lights, or something else entirely. Some dogs may be worriers in general and panic at any change, while others may be overly sensitive to sound, according to CJ Bentley of the Michigan Humane Society. Dogs also possess special sensitivities that make storms even more terrifying: dogs can sense the change in air pressure, and may hear low-frequency rumblings that humans can’t detect. Some vets also believe dogs experience shocks from the buildup of static electricity that accompanies thunderstorms.</div>

No matter what you found, It is best to contact your agent or potential agent and talk with them. Think of it as an interview. When it comes to marketing homes, creating an online presence and searching online for homes there is usually a method to the madness. Your agent usually has a reason behind the things that they do, and what works for one agent will not necessarily work for another agent.<br />

Below are some sample questions you can ask your realtor about their online resources. (Keep in mind you will probably have a million other questions and don't be afraid to ask)<br />

1. How often do they market your home on social media?<br />
2. What other real estate sites do they advertise your home on?<br />
3. How are real estate sites and social media advertisements of your home updated?<br />
4. If you list with them, how do potential buyers contact your agent?<br />
5. If you list with them, do you as the seller receive updates of online and showing traffic?<br />

<b>When looking for an agent to help you buy be sure to ask: </b><br />
1. How does your agent search for the most recently listed homes? MLS or another resource?<br />
2. How will your agent update you of new properties that meet you search criteria?<br />
3. What website does your agent recommend you search for homes on?<br />
4. Can your agent provide and explain information on local market statistics and local market trends?<br />
5. Does your agent have any reviews on real estate sites?<br />

Keep in mind that there are so many online tools available to agents. It is important for you to know if your agent is utilizing them to their full potential. Even if you don’t have children, buying a home in a good school district is an important way to make sure your home maintains its value. You can find information on each school district website or go to www.GreatSchools.com for ratings.<br />

<b>4. Check for local amenities.</b><br />

You can go to Google Maps for a Street View of a community to see what’s nearby, or visit www.WalkScore.com to find out what is within walking distance of the home. If you have a particular activity that you enjoy, such as tennis or golf or swimming, find out how far you’ll have to go to get to a facility.<br />

<b>5. Check for neighborhood amenities.</b><br />
<br />
If you’re buying within a homeowners association, you can usually find information online about community activities, but even in areas without an association some neighborhoods have frequent community-wide gatherings or sports leagues.<br />

<b>6. Visit the home at different times of day.</b><br />
<br />
If you want to know what it will be like to live somewhere, visit on a weekday, a weeknight and a weekend to see how quiet or active the area will be.<br />
<br />
<b>7. Test your commute.</b><br />
<br />
If you only visit a home on a weekend you’ll have no idea what the traffic pattern is like during rush hour, which could have a big impact on your enjoyment of the property.<br />
<br />
<b>8. Schedule a home inspection.</b><br />
<br />
Your purchase offer should include a home inspection so you know what repairs must be made and about how they will cost. You may or may not be able to negotiate for the seller to pay for home improvements, but it’s always better to go into a house with full knowledge of its condition.<br />

<b>9. Ask about taxes, homeowner association dues, homeowners insurance and utility bills.</b><br />

1. <b>Pumpkin Decor - </b>every grocery store has a ton of different pumpkins, gourds and other harvested treats that can be displayed throughout your home! Stack um, sparkle them, paint 'em or tie ribbon around them. simple and easy!<br />

What’s the biggest myth you’ve heard about working with a real-estate agent? Most people would answer that they’ve heard real estate agents aren’t that helpful with finding a home and they’re just in it for the money. Others would say that real estate agents get you to sign a Faustian-like contract that is impossible to get out of. However, both myths aren’t true and working with an agent can be very helpful for a home buyer or seller.<br />
<br />
Before you write agents off completely, follow these tips:<br />
<br />
<b>Myth No. 1</b> — I’ll get the best deal on the house I want if I only call the agent listed on the For Sale sign.<br />
<br />
That agent is contractually bound to represent and get the best deal for the home seller. Work with the agent in a fair and professional manner, but do not disclose confidential information to the agent.<br />
<br />
<b>Bottom Line:</b><br />
If you tell a seller’s agent the top dollar you will pay for a house, the agent must pass that on to the seller. Take time to learn about agent’s duties and loyalties before you start home shopping.<br />
<br />
<b>Myth No.2 </b>— The agent told me I had to sign a Buyers Agency agreement before he could work with me. I did and know I’m unhappy with the relationship.<br />
<br />
You may know you’re a good match with an agent on the very first day you meet, but what if you aren’t sure? The laws regarding buyer’s agreements vary from state to state, and some states do require an agreement before homes are shown. You can dissolve the agreement, but you may be liable for commission if you buy with another agent. If you don’t live in a state where this is legally required and an agent asks you to sign an agency agreement before you feel comfortable about it, try one of these alternatives:<br />
<br />
• Ask the agent to work under a verbal buyer agency agreement for a short time. Some states allow this, giving you time to become familiar with the agent before you sign a formal agreement.<br />
<br />
• Ask the agent to write a buyer agency agreement that covers a very short period, such as a day or a week.<br />
<br />
• Find out if the agent can offer a non-exclusive buyer agency agreement. The agent would be your buyer’s agent, but you would not be tied exclusively to her.<br />
<br />
• Let the agent continue to be a seller’s agent–just don’t disclose confidential information.<br />
<br />
<b>Bottom Line</b>:<br />
If your state requires a buyers agreement be made before an agent shows you different homes and you aren’t comfortable with your current agent, it may be best to work with someone else.<br />
<b><br /></b>
<b>Myth No.3</b> — I can find more homes for sale by calling more than one agent.<br />
<br />
Maybe, but maybe not. If you’re home shopping in a specific area, and the agencies belong to Multiple Listing Services, it means they all have access to the same properties.<br />
<br />
Ask agents what areas they cover. Small-town agents may work a multi-county area. Agents in a city may restrict themselves to certain neighborhoods or subdivisions.<br />
<br />
If you sign agreements with more than one buyer’s agent, make sure the contracts are worded so that areas and duties do not overlap. For instance, Agent X works for you only in County A. Agent Y works for you only in County B.<br />
<br />
<b>Bottom Line:</b><br />
<br />
Researching and showing properties is time-consuming, so you’ll get better service if you find an agent you like (within a given area) and stick with that agent.<br />
<b><br /></b>
<b>Myth No.4</b> — The agent with the most listings in town is the best agent to call.<br />
<br />
Think about that. If an agent has that many listings to deal with, how much time do they have for buyers, especially buyers who may want to look at properties other than theirs?<br />
<br />
Many top agents are turning to team systems, so time may not be an issue, but it’s something to ask about when you interview an agent.<br />
<br />
Bottom Line:<br />
A brand new (competent) agent can be every bit as effective as a seasoned pro. Someone working with fewer clients will have your needs in mind constantly. Hire the person, not a lineup of listings.<br />
