8 Simple Tasks to do before selling your home

The time has come, you are ready to list your house. You have done a "mother-in-law is coming for dinner" type of clean, but you want to make sure you haven't missed anything. It is important to remember that your home is essentially going on a bunch of blind dates (ok cheesy reference but hey I like it). But think about it, for potential buyers this is the first time they have "met" your home. You have created a relationship with your home, made memories and in most cases fallen in love. Buyers need to fall in love with your home.

Here are 8 simple things that you can do to before selling to showcase your home in the best light

1. Have all your carpets cleaned: This is a must if you have pets. Cleaning will remove unwanted odors and will hopefully eliminate any small discolorations you may have.

2. Freshen up the front door: This one of the first impressions your home is going to make on potential buyers. Repainting the color or replacing the handles will make sure your home starts out on the right foot.

3. Clean out your closet: No, you do not have to get rid of all your beautiful shoes or expensive suits but tons of clothes makes your closet look smaller. So it would benefit you to only keep the clothes you need in the closet.

4. Remove the "Home" from your house: Potential buyers need to be able picture themselves living in the home. This means eliminating the feeling that they are a guest in your home by storing your family pictures.

5. Highlight your home's strengths: Has anyone ever told you that you have an amazing porch or how much they would love to cook in your kitchen? Well highlight these features. Its as simple as buying new pillows for your patio furniture or removing things from your kitchen if you have a ton of counter space.

6. Replace old light fixtures: Lighting is key when it comes to selling your home. It is important to make your home look open and well lit. Not only does this showcase all the feature of your home, but it also makes your home look larger.

7.  Repaint colored walls to a neutral color: This goes along with making sure someone else can picture themselves living in the home. Neutral colors allow for potential buyers to visualize how their furniture and decor fits in the home.

8. Maintain your yard: This is the first impression of your home. We say don't judge a book by its cover but more often than not, that is the case. The more appealing your home is on the outside, the more likely people are to want to see whats inside. Mowed lawns and clean cut shrubs gives your home huge curl appeal.

Ensuring that buyers "meet" your home in the best possible condition does not have to be as overwhelming as it may seem. Small, often overlooked, improvements go a long way. Don't you want to look good for your first date ;)
